Next Key Property Management is a full-service residential property management company based in Waldorf, Maryland. We serve rental property owners throughout the entire state of Maryland and Washington, D.C. — with core focus areas in Washington, D.C., Prince George's County, Charles County, Baltimore City, and Baltimore County. We handle everything from tenant placement to lease renewal so owners can invest passively.

Timing depends on the property, location, and season, but our marketing and rapid lead response process is designed to minimize days-on-market. We'll give you a realistic vacancy outlook as part of your free rental analysis.
All financial reporting is available 24/7 through your owner portal. Monthly statements are published after disbursement each month, and year-end summaries are available for tax purposes.
We immediately follow our late payment protocol — automated reminders, direct outreach, and late fee assessment per the lease. If unresolved, we manage the legal notice and eviction process in compliance with Maryland and D.C. landlord-tenant law, keeping you informed every step of the way.

For Tenants

Submit all maintenance requests through the tenant portal. Emergency maintenance can also be reported by calling our office directly at (240) 213-2832. We track every request and will follow up with scheduling promptly.
Rent is paid online through the tenant portal. You can set up autopay or make one-time payments each month. Accepted payment methods are listed in your portal after onboarding.
Yes, renters insurance is required for all residents. We've partnered with Lemonade to make it fast and affordable. You can explore coverage options at our renters insurance page.

Pricing & Billing

No. Transparent pricing is a core part of how we operate. Everything is spelled out in your management agreement before you sign. If something changes, we communicate proactively — never after the fact.
Our monthly management fee is based on rent collected — so when there's no rent coming in, there's no management fee. We're incentivized to fill your vacancy fast.
Owner disbursements are sent via direct deposit after rent is collected and processed each month. You'll receive an owner statement in your portal at the same time showing all income and expenses for that period.
